Many times on an appraisal homeowners want to know which improvement will add the most value to their home.  The truth is that there is not one correct answer.  The answer is dependant upon the market area that the home is in.  One area may value an inground pool more than another area.  For example, on a Suffolk Real Estate Appraisal, in Huntington, i made an adjustment for an inground pool of $7,500.  I derived this number from doing a matched paired sales analysis.  This analysis is performed by finding sales with inground pools, and those without inground pools, and with all else being equal, the difference in sales price would be due to the inground pool.  Later the same month, on a Queens real estate appraisal, in Bayside, i made a $12,500 adjustment for an inground pool.

Good information Larry. Usually adding square footage helps or finish basements in my area. I always have to let my clients know that cosmetics such as new carpet, painting the walls or even a new roof is like getting an oil change on a car.
