Market Statistics are derived from the Elkhart County, IN MLS
The number of Home Sales show a Decrease in the amount of sales by 205 homes.
The Average Sale Price Increased by $7,675.
The Days on Market Decreased by 6 Days
The Home Sales Decreased in the amount of .89%
The Average Sale Price Increase in the amount of .93%
The Days on Market Decreased by .93%
The Sale Price vs the List Price in 2013 was 95.68%
The Sale Price vs the List Price in 2014 was 95.76 %
It is my opinion that due to the large amount of foreclosures on the market during 2013 and the preceding years, fewer Home Owners listed their homes in 2014, causing a drop in inventory. The Home Owners that did list their home for sale in 2014 saw the Average Sales Price Increased, and the Days on Market has Decrease.
Due to the low interest rate, the statistics for 2015, in my opinion should improve as long as the economy continues to show an upward swing.
This shows the overall market starting to return to normal, as the foreclosures diminish,
showing a more accurate view.
