James Lowenstern - Anyone looking to buy a house should be looking into their credit score. If they have issues, they need to address them and try and clean up their credit. The faster they can clean up those issues, in the case of bad credit with husband and wife sharing the debt, the sooner they will be able to qualify for a home loan. Looking for seller financing, or taking over an assumable loan are possible alternatives, or even leasing with an option to purchase.

Troy,  after a divorce it is often a tough time to buy real estate.  I agree that credit repair services are the way to go when divorce creates credit issues and lower FICO scores.  Thanks for listening and watching!  Thanks for the advice!  Jim
