Buying a Home vs Renting. A Comparison

By
Real Estate Broker/Owner with Home Jane Realty BRE# 01439865

One can get very comfortable in a rental situation, but there is no comparison between owning your own home and renting.

There are a couple of advantages to renting: one is being generally free of most maintenance responsibilities, and the other is not having to worry about making your mortgage payments should your financial situation fluctuate. But by renting you are paying someone else’s mortgage and you lose the chance to build equity, take advantage of tax benefits and protect yourself against rent increases. Also, you are at the mercy of the landlord’s whims and if you want to make upgrades and the landlord is unwilling you will be paying out-of-pocket with no return.

Owning a home has many benefits. When you make a mortgage payment, you are building equity and increasing YOUR net worth.

Owning a home also qualifies you for tax breaks that can help in dealing with your new financial responsibilities, such as insurance, real estate taxes, and upkeep which can be substantial. But given the freedom, stability, and security of owning your own home they are worth it.

Jane, you're so right - we get comfortable in our lifestyles and make a major decision like home buying causes us to get outside of that comfort zone.  But, there are so many reasons to buy a home and you bring up some great ones!!!!

With historically low interest rates and an improving economy, it is a good time to buy.

The rent is an incredible cost outlay in our area, almost not even realistic in comparison to buying.

Juli,  if the numbers work then it is always going to make sense to buy.

Joan,  even though prices are high, if the mortgage rages are low then it balances out.

Winston,  the problem is home prices are also high. But if the math works.....

Mike, thank you.

Jane - Some people just don't realize that they may actually be able to qualify for a home loan, especially with the low interest rates, and low down payment programs. Nice video.

HI Jane - good post about buying a home vs renting a home. You do build your own net worth with home ownership!
