Mistakes to avoid when choosing a Halton Hills Realtor

                         For most people their home is their largest investment.  So it surprises me how little thought people put into choosing an agent when it comes time to sell.  There are so many agents working in Halton Hills and there can be a big difference in the service and benefits you receive from each one.  It takes a little investigating to make sure you make the right decision.  It's well worth the effort, because choosing the wrong realtor can wind up costing you a ton of money and aggravation.

                       

                        Here are some of the most common mistakes people make when choosing a realtor:

 

Choosing family members or friends.  Just being related is not reason enough to trust someone with such an important job.  Consider what will happen to your personal relationship if your business relationship sours.   The potential for resentment should not be overlooked. 

Choosing the largest agent in town.  Sure they generate a lot of business and sell a lot of homes but often the slick agent's job is to sell their services to you.  Once you sign on the dotted line you may find yourself dealing with assistants for the most part.

Failing to see past commission rates.  There is often a reason behind cut-rate commission and you should go through the trouble to find out why the agent you're considering is offering you such a low rate.  Is your agent lacking experience?  Lacking the skills required to compete in the real estate business?  Maybe your agent is planning on skimping on advertising or services?  When it comes to saving money, you might be better off paying a higher commission rate to someone who has the experience, skills and motivation to get you the most money for your home.

 

Listing with an agent because they think your home is worth more than all the other realtors you've contacted.  This shady technique is referred to as "buying the listing" and the concept is simple- tell the seller what they want to hear to get them to sign the listing agreement and then go for the price reduction later.  The fact is, realtors don't set the price; the market does.  Pricing your home too high is counter productive and could end up costing you thousands of dollars.  Don't fall for this trick!

Not interviewing more than one agent.  You owe it to yourself to shop around.  You don't know what you're missing until you check out a few of your options.

Hiring an out of town agent.  Having an agent that lives far away can put you at a disadvantage.  No one knows Halton Hills like a local Realtor.
