The Colorado Springs real estate market is experiencing more movement this Spring. We are seeing more than half as many homes selling (56%) as going on the market for the month of March 2008.

New Listings: 875 homes for sale

  • Average List Price: $ 302,236
    Lowest Average List Price: Southeast Colorado Springs (S/E): $143,541
    Highest Average List Price: Tri-Lakes/Monument (TRI): $533,654

Pending Sales: 295 homes went under contract in March 2008

  • Average SOLD Price: $257,152
    The Southwest (S/W) area of the Colorado Springs real estate market was the closest to the average sold price, at $262,755.

Highest LP:SP Ratio: Northgate Colorado Springs real estate market (NGT): 102.42%
(Northgate includes the Flying Horse neighborhood)

Comments: Like February 2008, the most active area was real estate in Fountain Valley (F/V), where 89 new listings went on the market and 59 homes went under contract or sold in March 2008. Fountain Valley is just south of Colorado Springs and immediately east of Fort Carson Army Base. The average home in Fountain sells in about 117 days for about $180,030.
