Pasadena CA Daisy Villa Homes For Sale 2014 Real Estate Market Recap
This is a recap of Daisy Villa homes for sale along with 2014 results with a comparison to 2013. The Daisy Villa name has its origin from two streets in the neighborhood - Daisy Avenue and Villa Street.
Primarily comprised of single level, the homes were built beginning from the 1920s to the 1970s on tree-lined streets in a variety of architectural styles.
For purposes of this report, the boundaries I am using for the neighborhood are Sierra Madre Boulevard as the western and northern borders as the street curves past Victory Park and Pasadena High School. The Southern California Edison(SCE) right-of-way is the eastern border while the Foothill(210)Freeway marks the southern border.
Daisy Villa is part of Pasadena zip code 91107 and offers a choice of multiple parks within easy access of homes in the neighborhood making it quite walkable. This includes the already mentioned Victory Park (home of the popular Saturday Farmers Market) along with two smaller parks as well as the off-leash dog park Vina Vieja on East Orange Grove Boulevard. Among its many other attributes, Victory Park is also home to Showcase of Rose Parade Floats where thousands of people view the beautifully decorated floats after the annual Tournament of Roses Parade held each January.
Entertainment, shopping, recreation, and dining are also conveniently located. Transportation via Gold Line light rail(Gold Line Sierra Madre Villa station shown in photo below) or freeway is nearby.
There is currently just one Daisy Villa home for sale. It is an extensively remodeled and expanded three bedroom home with approximately 2260 square feet currently priced at $748,000. A two bedroom home is in escrow.
In 2014, there were 17 Daisy Villa closed transactions per our local multiple listing service(mls) records. Those sales ranged from $537,500 to $935,000 with an average sales price of $740,346(median sales price $730,888). They sold at an average 100.83% of last list price and for an average price per square foot of $470.50.
For the same January through December time period in 2013, there were also 17 mls-reported sales. The transactions ranged from $460,000 to $975,000 with an average sales price of $658,088(median $610,000). They sold at 101.65% of last list price and for $400.00 per square foot on average.
It should be noted that home sizes and prices can vary greatly in this neighborhood as there are still many homes that are smaller and older while others have been extensively remodeled and expanded. For both prospective buyers and homeowners thinking of selling in any Pasadena neighborhood, a closer look and analysis(than possible to explore in this limited report) will be necessary.
