The Sale Pending Postcard Is More Powerful Than Listed or Sold
Barbara Todaro is a master marketer and someone I greatly admire. She told me once that she mails at least 3 sets of 1,000 postcards for every listing:
- Just listed
- Sale Pending
- Just sold
Today she explained WHY the Sale Pending cards carry a greater impact than just listed or just sold. It makes absolute sense, and it's something I'd never considered until reading her post.
By the way... something else Barbara told me was that when she first started mailing she started small, because that's what her budget would allow. Then, with each closing she set aside dollars for marketing and she gradually expanded her territory.
So if you don't yet have the budget to do what Barbara does, take baby steps. When you get a new listing, mail to 20 or 25 of the nearest neighbors. When that's successful, increase it to 40 or 50 - and just keep growing until you dominate your market.
This is a sample of the most powerful postcard that a homeowner can receive. The sale pending postcard is sent after a purchase and sales agreement is fully executed. This postcard gives other potential sellers the opportunity to have a conversation with their neighbor who has the pending sale.
The homeowner who is newly listed is limited with information to be shared. The closed homeowner is out of the home prior to closing, and probably out of the area making communication difficult. The homeowner who has just experienced a sale pending has information on showings; marketing; negotiating and response time for follow up.
This card directs business to us more than the just listed or the closed home postcard, but all three are required. The three postcards DO complement each other. Last week the just listed card was mailed, and today the sale pending card will go out. The two cards will land only days apart.
Homeowners want one thing. They want to do business with someone who can sell their home. They want to do business with successful people. How will they know, if you don’t tell them?
