Homes for sale in and around Plymouth & Cape Cod have begun the year much better than last year. But good inventory still seems to elude many local and micro markets. This year has several first-time-buyers entering the market. I enjoy working with this group and many come back as repeat buyers and sellers.
I always spend time explaining the buying process to this group as they need and appreciate learning what's involved with their first real estate purchase. And we were all there once. Part of this process is answering all the myriad questions that come my way. At times I find myself chuckling over some questions and laughing with my clients. This is perhaps the best part of the job and certainly the most fun!
Client: So when do I pay you?
A: You pay me nothing. Buyers do not pay my fee but rather it comes from the proceeds of the sale or the seller and his/her agent who co-broke the sale.
Client: Wow that's great, now that we're on our second visit to homes, how long do I have before I have to buy something?
A: We take as long as it takes for you to find the perfect property. It could happen tomorrow or 2 years from now. And believe me when you see the right property you will know it and should trust your instincts. But that's why I'm here. I'll help you determine how best to analyze a property and make an informed decision. So don't feel any pressure to buy quickly, just buy right.
The interesting thing about our last meeting was that a property that was perfect came on market but was sold in 3 days for all the reasons we know so well. My client could not free his schedule for almost 5 days. So I did discuss the importance of moving quickly when something hits the market with good price/value as others will see this and get there first. Some things are best learned in real-time.
