How can you shake up this real estate market? Can you really sell houses now? Well, here's an old concept. The idea of brokerage is getting buyer and seller together. Too many of us who are sales agents forget that the most important aspects of the formula are the buyer and seller, not the sales agent. So, how can we get buyers into the market with the thought of buying?
Bill Effros brought to the table a concept that he suggest that anyone can do without an agent. He is right, but there are many people who for many reasons want someone to represent who is a trained professional. Effros idea can be easily adapted to our market place.
I've done 11 "Bid to Buy" adapting some of Bill Effros's ideas. It has brought buyers to houses with the mentality that they can actually make an offer that can result in a purchase. I've had many more people to come to 'Bid to Buy' than to any 'Open House' that I've done.
I've found advertising on Craig's List attracts an educated buyer. Buyer who shop on line seem to know the masrket and are prepared to make a buying decision. So, try having a "Bid to Buy" . I follow Effros' idea of advertising a bid about half the price you hope to get. I don't follow the requirement he has of 25 calls before Friday. I also give the address which Effros doesn't. You may find better ways than either us.
I thought it was worth a try, and it was. I've got two contracts and other possiblities that I wouldn't have got if I had not tried it.
