“NO, I Can’t Pay You a Referral Fee”

 

You may or may not know that referral fees cannot be paid in the mortgage industry. Personally I don’t agree with the policy, but that’s the regulation.

 

I got a call from a former loan officer, asking if I would consider paying  him a referral fee for every referral he sends my way. What was frustrating about the conversation, he knows it’s not kosher. I told him that I would  not be willing to lose my license for a referral or a handful of referrals. Then he said, but no one will know.

 

I told him, that may be true, but I will know. I almost told him that he should consider getting licensed again, but was afraid that he might think that I was offering him a job.

 

I’m certain he will find some smuck that is going to be willing to risk his license for some extra money.

I think it is just plain stupid risking your successful career for a referral. There is always someone who does not play by the rules Joe. If you agree with them or not, its the law.

Joe no one will know until something goes wrong with a deal and everything blows up big time.  I am with you, I would not risk my license no matter how many referrals someone was offering.

It takes all kinds to make the world go around.  Unfortunately there are those who do not always play by the book and will take a chance on throwing the dice when they actually have little or nothing to risk and everything to gain.

I have had the same type of question come up and I want no part of it. It is illegal and I will not do it no matter how many referrals come my way.

Hi Joe - I have had the same thing with non real estate professionals wanting a referral fee for sending me someone, and they wanted the usual and customary referral fee that is normally paid . . .couldn't and would not do it.

Our professional association strictly prohibits the buying or selling of referrals, and after all the monkey business that I see in the real estate industry, I think that prohibiting this practice is a great idea.
