I love reading AR blogs. I see eloquent blogs and lengthy blogs and even short ones trying to explain how a Seller or Buyer has been difficult to work with or they have a hard time understanding how to make a fair Listing Price or Offer Price.
I have narrowed it down to a really simple comment or two that I used with each.
These are in writing and were handed to the potential client when they received their Buyer or Seller Packet when we first meet.
When I used to do houses...I would remind both buyers and sellers the home is "preowned" not "prebroken" or "pre-worn out" or "new".
This concept also works on commercial property and even farm land.
Here it is and it is very simple:

To the Seller:
Whether you use my services or not, the following lines will be the best help you will receive in selling your property:
Sweat Equity is Your Friend.
If it is broke...fix it or replace it. If it is dirty...clean it. If it is worn out...replace it. If it needs paint...Paint it.
If you don't want to do these things then expect to receive bottom dollar.
To the Buyer:
Whether you use my services or not, the following lines will be the best help in finding your home:
If you want New...Buy New. A Pre-Owned home is not a New home.
If you want established landscape, or neighborhood, and/or large trees...buy a Pre-Owned home.
If you want to pay bottom dollar...expect to fix, repair, replace, and clean.
If you want to sleep on it or think about it...expect to live somewhere else.
There you have it...have them read it and then expand on the comments verbally.
If either the prospective Buyer or Seller can't understand these simple concepts...it is time to walk away and find a different client.
