One More Payment And That Hendersonville House is Yours

           The first ten years of my real estate career, "servicing the listing"  was my most hated job.  One day, I realized that it was not my fault that the house was not selling so I quit "servicing the listing" and started concentrating on getting the seller to reduce the price to a price that would work.  That is so much better. 

 

     Since October 28th of last year, I live in North Carolina and have a house in Orlando Florida listed with a Realtor.  Yesterday I wrote a blogpost about some things that a seller could do to get their house sold when it is listed with a Realtor.  Here is a link to that http://www.rondclimer.blogspot.com/2015/01/nine-things-you-can-do-to-get-your.html  My wife read the blogpost and asked me why didn't I take my own advice and mention our house in Orlando that is for sell on Facebook.  I did.  We had two showings today from people that contacted me in Carolina and I put in touch with my Orlando Realtor. 

 

     That is not what this article is about.  This article is about servicing the listing or AKA  beating the seller down on the price.  Your perpective changes when you are the customer.  It dawned on me that my Realtor should send me a letter every month on the 28th of the month and suggest that I lower the price at least by the amount of the mortgage payment that I am about to mail to the mortgage company.  If he did , I am certain I would. 

 

     Here is my suggestion for all Realtors that are reading this post.  Today is the 26th.  Call you empty house owners that are listed with you and suggest that they lower their price by at least the amount of the payment they are mailing.  In fact, suggest  that they add a zero.  If their payment is $1000 , suggest that they lower the price $10,000.  This could be their last payment if they will listen to your advice.  We forget how painful that it is to make empty payments.  You almost feel well I don't really want to tell you how it feels but I want you to know.  Call one of your empty house owners and ask them how it feels.  Tell them that you are writing a blog post about yucky feelings in real estate .  Ask them to describe that feeling of writing a check for a mortgage payment on a house that is sitting empty.  Ask them if they want this to be the last one.  I think a $10,000 price reduction would be our best bet to be certain they don't have to do this next month. Bob Thanks for your comment.  I am happy to report that my efforts to get my Orlando house paid off.  I only have one more empty payment to make. The Orlando house is under contract.
