Inventory of unsold homes was higher for December than it has been for any Decmber back to 2011. High inventory means more choices for buyers, and more pressure on sellers. In the month of December, homes took an average of 42 days to sell...not bad really compared to the 12-15 days it took in early spring and summer 2014. 36 homes sold in the Herndon zip code of 20171 during the month of December 2014 compared to 49 in the month of May...not bad for the depths of winter.
Fairfax County has the highest median family income in the nation for large counties and Loudoun is number one for those counties with under 300,000 residents.
Combine those facts with the continued growth of our high tech sector and the small inventory of available homes for sale and you get increasing property values all over Northern Virginia.
What the future holds, know one knows..... but we can say what is happening today and what has happened in the past with 100% accuracy.
Availability of homes for sale is up from its 5 year low in zip code 20171 and is mirrored in 20170. Lower inventory with higher demand has been pushing prices up. Here's what that looks like:
