2014 Market Update
This is a market update for real estate activity in Woodlands a gated community in Arcadia, California. Statistical information contained within this report is from our multiple listing service(mls) and may not include all sales.
Woodlands is a 125 home development built in 2002 by Greystone Homes. The two story homes range in approximate square footages from 1800 to 2400 according to builder estimates. Public tax assessor records reflect somewhat high square footages. Unlike other areas of Southern California, there are a limited number of gated single family communities within the West San Gabriel Valley of Los Angeles County.
The Arcadia gated community is professionally managed and has a recreation center with a pool, spa and barbecue area.
Woodlands is close to the San Gabriel River(605) and Foothill(210) freeways as well as the proposed Gold Line light rail stations in Monrovia and Irwindale. Monrovia schools serve this community.
There were four mls-reported Woodlands home sales in 2014. They ranged from $650,000 to $685,000 with an average sales price of $671,472 (median sales price $675,444). They sold at 98.93% of last list price and for a very affordable $296.48 per square foot on average.
For the same twelve month period in 2013, there were five sales. Those mls-reported transactions ranged from $570,000 to $699,000 with an average sales price of $633,800(median price $630,000). They sold at 103.16% of last list price and for $289.13 per square foot.
While the fervor in the market may have subsided a bit from 2013 to 2014, you can see the average and median sales prices continued to climb as has the average price per square foot. When dealing with a number of sales that is relatively low, closer examination of a listing price strategy for homeowners thinking of selling and an offer price for potential buyers will be necessary.
