Do you view your Closing Management as a cost center or profit center? Call me, email me, or reply to this blog with your answer. I’m curious because it should/could be a profit center if you have us do Closing Management. We have systems and spend the extra time in developing relationships to proactively seek referrals from buyer/seller and vendor partners DURING Closing Management. Thus, if a closing costs you $150-400, if we generate one solid referral, that covers the cost of closing assistant work. 

Buyer Lead Growth - Should you add Buyer's Agent, Callers, or Showing Agent?

I spoke to a client this week with an opportunity of more buyer leads than his team can handle. He has two buyer's agents doing 30 and 15 deals each and everyone agrees that 50% of buyer leads are still being wasted. What should he do? Should he hire another buyer's agent at a 50/50 split? No. In his market, we can implement our Showing Agent business model and hire unlimited people at $15/hour to show homes. He will have Best Agent Business increase our calling hours as an ISA (inside sales agent) to work the buyer lead overflow. His two buyer's agents can still cherry-pick the best leads and we work the rest. Overall, his calling + showing agent cost structure will likely be 30% instead of the 50% of 50/50 split. A total win-win-win.

Build Your SOI for Client Marketing - 5 People a Day

A new client grew up in his market area and recently switched from a broker/recruiter role to focus on selling real estate only. He has perhaps 100-200 people in his database as SOI, but probably knows and can/should get to 500 people. Everyone you add to your database as SOI for Client Marketing is worth $50. So, he is holding himself accountable to simply take 30 minutes a day to complete 5 Lead Sheets and send to Best Agent Business. Thus, in 30 minutes every morning, he is making $250 or $500/hour. The key is Client Marketing of a monthly email, mailing, and quarterly calling by you or our Callers.
