Stratford CT Single family home sales in December 2014  were down 16% as compared to December 2013 sales. Sales fizzled as compared to last month. See annual chart below.


Listing and closed price averages were down  3% and 1% respectively.   The median for the month was off 16%. 

 
The absorption rate for the month went up considerably from last month  to 9.61 months, meaning that if there was no new inventory, it would take 9.61 months to sell off the active 221 listings. 

 

Stratford needs inventory! The supply of homes was down 16% from last month. I know prospective home sellers wait for the 'spring market', but wouldn't you rather have your home on the market NOW with less inventory ..... so less competition??
