Do Buyers get Buyers Remorse in Ann Arbor?

Many times buyers in Ann Arbor and Washtenaw County after having their offer accepted on a house they loved, begin to question their decision they have written an offer on. “Can I afford it?”  “Will something come along that is better?”  “Has the market hit the bottom?” These are all questions that may make buyers have a sudden attack of what is commonly called among Realtors as “Buyers Remorse.”

How do you handle it?

One of the things I do is first let them question their feelings. They are valid and need to be acknowledged. Secondly, I’ll refresh their memories, we’ll talk about the house they have the offer on, the positive things they saw in it. Then we’ll review the discussion we had at the beginning of their home search, what they were looking for, what were their “must haves” and what were “we’d like to haves”.

"Buyers Remorse" is brought on by an internal sense of doubt as to if the right decision has been made. It is fun to look at houses and then when the decision is finally made, doubt and fear can come into the picture and cause them to have anxiety about their purchase.

Buyers RemorseWE should not panic that the transaction will fall about.  Buyers need us to be steady and to know we are there for them, while they work through all the emotions.

An understanding Realtor will allow them to question and let them know this is a common syndrome when you are making a huge purchase.

I know some people like to tell buyers to expect this to happen, but I would rather just deal with it when it comes up. I don’t like buyers “expecting” to have Buyers Remorse and put negative thoughts in their heads. It occurs in some people and not in others.

I once bought a house that I hated. I cried right after the closing and sold that house about a year later. I wish I had paid more attention to my gut feelings...my "remorse"...but I didn't. I make every effort to make sure that the buyers are 100% comfortable with the process because I don't want any of my buyers to have to go through what I did. Most of the time it's just jitters, but sometimes it is simply not the right house...

Missy, I just get some prescription bottles, fill them with M&Ms, and label the bottle Buyer Remorse Pills.

They actually help a buyer relax.... immediately!  lol.

Missy...It seems that fewer of the older clients I work with ever have buyer's remorse.  Do you think it more a first time buyer response?

Part of this seems to be the market conditions the past year or longer.  Now that I reflect, I had two instances last year and that is more than I had since I was licensed in 1986.

Great points, Missy. Purchasing a home is a big decision and at some point a bit of uncertainty sets in. Calm and caring communication seems to work the best to help the buyers work through their hesitancy to determine if their concerns are real.

Nice post Missy. I think as we are in a buyers' market, Buyers' Remorse with be more prevalent than in a Sellers' market. I just assume that all buyers are going to have concerns like this so I address it at contract. I usually say something like "now Mr. and Mrs. Buyer, one of you is going to wake up at 2:00 in the morning and think, 'WHAT HAVE WE DONE!!!!', and I want you to know that this is normal. When that happens, I want you to review a few of the things that we discussed today. For example, you said you were looking for a home that has four BRs in the NE side of town, correct?....and you wanted ....."

All people need their feelings validates, we don't have to agree, just validate. It is when you fight their feelings or tell them they are wrong, that is like negating their feelings. That will alienate someone.

Missy.... this is so true, hence why buyers need to work with a professional, one that is not pushy. You bring up a great point, about letting the buyer know that this is common... just being understanding and supportive.

Missy,  I'll add that helping a buyer with buyer's remorse is best done by someone who has bought and sold properties a few times.   Just another reason this is such a good second career for so many of us.  Experience in property ownership and in life goes a long way toward soothing those buyer jitters.  The M&Ms are quite worthy too - I give big jars, selectively - when I think they are really needed and the recipient will take it the right way.  Some buyers might think they are being mocked for legitimate concerns.
