Do You Delegate Tasks?

Do you delegate your tasks in real estate to an assistant or service or are you a hands on person and do them yourself?  I guess I am use to doing so many different tasks that I just prefer to do them myself!  I am not good at delegating because I am very particular, and like the best results!  Here is the way I figure it... by the time it takes to explain to someone what I want or need, and get them the information... it is easier to do it myself!  Fliers, banners, ads, websites, CMAs, Logos, Banners, lables, postcards, marketing materials are easy to me.  The secret is to have a database contact manager, and for the mundane like fliers....create a template so that you are not reinventing the wheel each time you make a flier!  It isn't rocket science!  If you create a template that you can easily change the photos, price MLS # and viola... a new custom looking flier designed in under 10 minutes, and duplex printed in both sides color!  It is at the listing the same day.  I don't have to email it to anyone, call them on the phone, leave a message, and hear...they'll get back to you after lunch.  I also like the fact that I do not have to pay an assistant or pay to print copies.  If my task is the web or Internet, I do my own research buy a domain, set up hosting, and have the outline of an entire website up in a few hours, and a full blown website designed with in a week or so.  Again I bypass tech support, and just get it done!  To me it is all about getting the best results, at the best possible price and the most expedient delivery of that market materials!

My websites are all easily found on the top of the searches in Internet searches, my fliers look wonderful and they are created in HP Real Estate Assistant that cost about $79, my web templates run be about $69, and my hosting costs about $50 a year.  I did not create my fliers, HP did!  I just customized a look!  My color Laser  Printer cost me about $2000 a few years ago, and it duplex prints!  So not only do I avoid paying an assistant a full salary, I save gas, time, and get immediate resultsSo do you do your tasks yourself or do you have an assistant or delegate the work out?

Hello Jim, At this time it is easier and of course cheaper for me to do it myself.  Maybe one day I will delegate.  I too like doing things myself to make sure they are done correctly.

I've done it both ways...I prefer to do everything myself because I know I do it the way I like.  Telling someone else over and over again gets frustrating and more time consuming.  With the slow down of the market I've been doing most myself.

I'm learning to do alot of the things, marketing and advertising myself, of course eing in the home inspections business, I do all those myself, every now and then Bonnie will go out and help with the report side, if I'm pushed for time.  But as for advertising and marketing, until I learn how to do more of it, it will have to be delegated or hired out.

I do a great deal myself... we do have an assistant that I delegate some things to but that's only because she's been with us for a long time and she knows how my brain works.  Poor girl.

Jim:  I am sinking quickly with that VERY issue!  I think that no one can do it like I can, so I just do everything myself!  I've recently begun delegating some of my marketing and I'm pleased with one of the assistants but, not the other!  I attend all of my inspections, Closings, but, have recently been handing out leads for buyers in the area to new members of my team who have shown me that they share my same obsessive business behavior!  We've got to give up some of it or we'll wear ourselves out and won't be able to keep up.

Sonya Rosser  I prefer to do it myself because I have decided that it is more also more efficient.

Mary Warren, Las Vegas Real Estate  Have you ever spent a lot of time delegating, only to get the item back and it is incorrect, or there are a lot of errors?  It is hard to justify the cost, the time spent and lost!

Debe Maxwell  You and I are alike!  I always attend inspections.  The key I've found is to make something look custom, but not to create unique efforts to do so.  That is ego!  Another home owners is not going to see that their flier is similar to another's.  Paper marketing is not going to sell anyway...it will be online marketing that makes the difference!

Hi Jim, I appreciate all of the great information and wisdom you share.  I too prefer doing things myself as I have the skills from my previous life.  It's easier to stress myself out than have to deal with someone stressing me out... and quicker.  Guess that's why I enjoy my single status!

Good morning, Jim!  I can not bring myself to have someone help.  I have tried and it just has never worked.  Don't get me wrong - there are some brilliant assistants out ther but there is always something that just "isn't quite right" for me......then, I always feel like I should have just done it myself.  So, I DO!

Jim, I do just about everything myself. Especially, the thing you pointed out with the flyers. Once set up all you have to do is customize to the listing.

I do everything myself.  This way I can customize it any way I like. I agree with the tools we have it is easy.

Susie Blackmon NC Realtor, Maggie Valley, Waynesville  LOL! I totally agree!  I love your line... "It's easier to stress myself out than have to deal with someone stressing me out...!"  Exactly my sentiments!

Leesa L. Finley, REALTOR®  I feel the same way.  I've tried contracting out work, and only one person that I've used was excellent, but she was laid off adn left the business.

Frank Rubi Louisiana Real Estate-Homes for Sale Template is the key!  When you think about it, Postlets, VFliers for internet can serve many puroses also...even substitute for fliers.

GITA BANTWAL, REALTOR BUCKS COUNTY, PA HOMES  So true!  This is not like years ago.  If I have a database, I have back ups, can merge mails on line, I can print a single lable or envelope, why would I need an assistant?  I can even hire a company to have a live operator for phone!

Steve Homer  Steve, glad you enjoyed it!  I am more than happy to share.

I have once again been contemplating hiring an assistant...but you just reminded me that I am too much of a perfectionist to train one to do it my way . I just need to spend a few days setting up my tools as you have an do it myself.

Tina Maraj Shah Realtor  Set up whatever program you like to do fliers!  Then just change photos, addresses, descriptions and directions!

I am hard to please so I do a lot of the work myself and don't need an assistant yet.

Gene Allen Realtor® Virginia Beach  So many agents hire assistants, and build a team because they do not understand technology can replace the mundane tasks!
