Every homeowner thinking of putting their house on the market with the other homes for sale in St Cloud FL hopes to get top dollar for their property. Sometimes the homeowner’s idea of what their home is worth is spot on, and sometimes—a good deal of the time, actually—their idea of the value of their home is an unrealistic expectation.

The truth is that your home is only worth what someone is willing to pay you for it. Understanding the factors that sway values will help homeowners determine the true value of homes for sale in St Cloud FL.

1. Location…

Location, location, location. It’s more important than we realize. Whether or not your home has a nice view, no rear neighbors or waterfrontage can drastically affect the price that your home will command when placed on the market with other homes for sale in St Cloud FL. Additionally buyers place a great deal of importance in things like school districts and neighborhoods: Some buyers would rather live in a community with a homeowner’s association for instance, while others would rather not; homebuyers with young children will want to make sure that the schools the home is zoned for are rated highly, while this same factor will have no bearing on retirees.

2. Age and Condition...

With so many new homes being built nearby, the ages of homes for sale in St Cloud FL are going to play a factor in Saint Cloud property values as well. Improvements and construction of new neighborhoods nearby can have a lot to do with the fluctuation of property values in an area. It is also important to note that condition plays a role. Generally speaking, most buyers would rather pay $10,000 more for a well-kept move-in ready home than they will for a house that needs $5,000 worth of work.

3. Size and Layout...

Number of bedrooms and square footage are important when determining the value of homes for sale in St Cloud FL. Additionally, homes with an open layout, pools, large kitchens and large bedrooms tend to command higher prices.

4. Comparable Sales...

The most important determining factor you must address when attempting to find the value of homes for sale in St Cloud FL is recent sales of properties similar to yours. A comparable property is any property within about half a mile that has similar square footage, of the same age, and the same number of bedrooms and bathrooms. Also, in order to be comparable, the sale must be within a few months. Sales from a year and a half ago are generally invalid when used to determine the value of your home.

There are of course other factors that determine value, but these are the ones that contribute the most swa. In our area the comps can be several miles away as long as they are in the same zip code. this is good advice for sellers hoping to get top dollar.

Debbie, I do multiple BPO's a week and the guidelines keep tightening. Years back it was 2 miles over the past year. It's now the last 3 months. Not all areas in St Cloud can be done this way as there is still rural home sites.
