Anatomy of a first time home purchase in Columbus GA

A few weeks ago I had a young man call me who had been looking at homes on line,  He said that he had been told that buying a home was the best investment he could make.  I told him that I totally agreed and that we would be glad to help him accomplish his goal.  We agreed to meet and look for homes in a few days.  

1st we helped him arrange financing.  It turns out that he qualified for a special loan as a first time home buyer and could receive 100% financing at an excellent interest rate and low PMI.

2nd we looked at homes.  He and his wife had been using our MLS Search and Mapping Tools and already knew several homes they wanted to look at.   We also showed them some homes that they hadn't thought about and from the list they found one they fell in love with. 

3rd we helped them negotiate an offer to purchase the home.  We were able to get the home at less than asking price.  The seller agreed to pay all the closing costs and we got a one year home warranty.  Donna and I negotiate almost 100 of these a year and we still take classes and read books to become better negotiators for our clients. 

4th we began the process of closing the home.  We sent contracts to the lender and lawyer, lined up a home inspection and helped negotiate repairs, and all the other steps to get a loan closed.  

5th we attended closing with the soon to be homeowners.  The HUD1 was not correct but we helped get it straightened out and had a pleasant closing.

Our clients are now building equity while they grow their family!
