Los Angeles CA Mount Washington West Classic Mid-Century Homes
This is a report on the Mount Washington West neighborhood in the city of Los Angeles(zip code 90065). Located close to Elyria Canyon Park and just north of Downtown Los Angeles, it is a part of what is known as NorthEast Los Angeles(NELA).
Construction in the Ray Watt built community began in the early 1960s and 200 plus split level homes in a variety of floor plans were built. It is the only large scale development within the canyon area.
This has historically been a very stable community with many long term(and quite a few original) homeowners.
The overall appearance is well-maintained and neat but there are certainly opportunities to transform the spaces to reflect 21st century living.
There is a natural contour of the hillside that showcases views in many of the homes which range from three to five bedrooms.
Access to multiple freeways and the Gold Line light rail station at the Southwest Museum is close making commuting to Downtown Los Angeles, both the San Gabriel and San Fernando valleys plus the Westside a bit(relatively) easier.
While it is an established neighborhood, there is a certain hipness associated with it as well with its proximity to NELA popular spots Mount Washington, Highland Park and Eagle Rock. The highly-regarded Mount Washington Elementary School is nearby too although enrollment eligilbility should be verified.
There is currently just one Mount Washington West home available for sale according to our local multiple listing service(mls) records. It is a renovated three bedroom home with approximately 1917 square foot home offered at $799,000.
In 2014, there were six mls-reported closed transactions in the neighborhood ranging from $645,000 to $760,000 with an average sales price of $695.913(median sales price $685,238). They sold at 98.87% of last list price and for a relatively affordable $345.54 per square foot on average. It should be noted that the average days on market according to mls statistics was 16 days.
For the January through December time period in 2013, there were five mls-reported sales. They ranged from $630,000 to $828,000 with an average sales price of $713,315(median $708,075).
They sold at 98.91% of last list price and for $322.94 per square foot on average. Three of those sales reflected less than seven days on the market for sale according to mls statistics.
In the twelve month period of 2012, there were four sales ranging from $485,000 to $731,500. The average sales price was $614,125(median $640,000) and they sold for 100.87% of last list price and for $281.65 per square foot.
Homes in Mount Washington West have been rare on the market for sale in recent years. They vary extensively in condition with many in near original or original state - ideal candidates for renovation.
