This an update of 2014 real estate activity for The Historic Highlands neighborhood in Pasadena along with a summary of homes for sale and in escrow as of January 30, 2015.
Statistical information included in this report is from our local multiple service(mls).
The Historic Highlands consists of approximately 715 per the community website (www.historichighlands.org). The neighborhood was organized in the 1990s and became a Pasadena Historic Landmark District in 2008.
The neighborhood boundaries are generally Washington Boulevard, Lake Avenue, just south of New York Drive and Hill Avenue. As the ultimate sign that an area is popular, there are some homes that lie just outside the official boundaries that identify themselves as The Historic Highlands.
Tree-lined streets are represented with homes in a variety of architectural style in sizes from small to quite large. You will find examples of California Craftsman, Colonial, Spanish, Mediterranean, Cottage and even the occasional ranch style. Filming is common in the neighborhood so you may have seen The Historic Highlands in movies, television or advertising. Neighborhood events are common throughout the year with the highlight being the Annual Historic Highlands Home Tour each Spring.
There are three Historic Highlands homes for sale according to our mls records. They range in price from $534,900 to $850,000 with another two in escrow. In 2014, there were 17 mls-reported closed transactions ranging from $410,000 to $1,425,000 with an average sales price of $800,353(median sales price $645,000). They sold at 104.38% of last list price and for $459.29 per square foot on average.
During 2013, there were eleven mls-reported sales ranging from $410,000 to $1,401,000 with an average sales price of $814,800(median $600,000). They sold at 100.93% and for $449.01 per square foot on average.
Homes in The Historic Highlands vary greatly in size of home and lot as well as that important component - condition. When determining a list or purchase price, there is a much more extensive analysis necessary than exists in this brief report.
