 Sometimes there are conditions in a home that a Seller cannot afford to or does not address. This is especially true of course in short sales where money is beyond short supply. In can also be the situation when there is an estate and any expense requires "decision by committee" which decisionsis never a good thing.  It can be something relatively simple like painting walls ....or maybe more expensive like replacing flooring....updating a room which may consider a variety of tastes and twists....sooooo many choices.

    When we have a house listed and know that there is something likely that people will see as a HUGE expense and may stand in the way of writing an offer...we call upon our trusted vendors and get samples and prices....it may be paint swatches...it could be carpet samples...maybe hardwood flooring or granite/quartz countertop displays that are borrowed for our listing.

granite stone sample display  We have found this in houses of ALL prices....luxury and less expensive homes. Buyers always imagine changes to their particular taste and value to be very expensive....and that is not necessarily the case at all.

   Go the exta mile...get a sample, get a price....it can be the magic that turns a house from Listed to SOLD....!

Sally K. & David L. Hanson I have yet to find a seller that comes to me and asks me if they should spend thousands on a home they are planning to list. We can make recommendations, but typically we tell them just keep it clean and if something needs repair, get it done before listing. Still, many sellers just do not have the financial motivation to even do that, even when the financial payback benefits are detailed. Good Post!

Yes Norm...having trouble remembering that ..how many thousands should I spend Seller...we had Sellers...almost new house ....$800's....and they had very high quality laminant floors because they had dogs with big toe nails...enter

the hardwood and ceramic and carpet samples....with prices....SOLD !

My experience has been that when a buyer looks at a needed repair or update in their minds they always estimate at about three times the actual cost of doing the work. So I do the same and have estimates ready.
