Sometimes there are conditions in a home that a Seller cannot afford to or does not address. This is especially true of course in short sales where money is beyond short supply. In can also be the situation when there is an estate and any expense requires "decision by committee" which is never a good thing. It can be something relatively simple like painting walls ....or maybe more expensive like replacing flooring....updating a room which may consider a variety of tastes and twists....sooooo many choices.
When we have a house listed and know that there is something likely that people will see as a HUGE expense and may stand in the way of writing an offer...we call upon our trusted vendors and get samples and prices....it may be paint swatches...it could be carpet samples...maybe hardwood flooring or granite/quartz countertop displays that are borrowed for our listing.
We have found this in houses of ALL prices....luxury and less expensive homes. Buyers always imagine changes to their particular taste and value to be very expensive....and that is not necessarily the case at all.
Go the exta mile...get a sample, get a price....it can be the magic that turns a house from Listed to SOLD....!
