“What’s Your Rate?”
When asked what it costs to sell a house it isn't fair to give an answer because there is so much more involved. than just calculating the commission. In fact it is doing a disservice to declare a rate without having first going through the package of services being offered but only after viewing the property.
So if you call me in Clarksville TN and ask, What is your rate? I will answer, It depends on many things. First and foremost I will need to see the property and talk about your goals. When are you available?

“What’s Your Rate?”
As crazy as it seems, I seldom get that question during an initial conversation. The conversation usually is based around someone getting preapproved for a mortgage. Most likely the person was referred by someone I have already worked with, so they let the person know, they will be given the best possible rate, based on a number of factors.
However, from time to time someone will call that is shopping around and that is not my ideal client. When the first question is, what’s your rate? I have a standard answer. “If interest rate is the only reason you are calling me, I’m not the right person to handle your mortgage, as there is always someone out there that is willing to work for nothing”.
Fortunately, most will know this conversation is different than all the others that they have had as many will just get a rate from them and then call the next person.
So, when I made this statement the person said, they weren’t expecting that response. He told me he had called a number of places and everyone gave a rate. I asked if he asked about estimated closing costs? Were you asked about your credit? Did you discuss what type of mortgage? Down payment? The answer was, NO, nobody had asked any of those questions.
He then asked if there was a time he could call to carry on more of a conversation, so that I could handle a pre-qualification for him. He told me there were a couple of additional credit items he needed to discuss to get some advice. We set up a date for a phone appointment.
