This doesn't really just apply to Cherry Hill - it applies to all of South Jersey.

You found a house and you want to place an offer.  

If your agent is also working for the company that listed the house for the seller be careful what you tell them and be willing to do your own research.  They may give you 'comps' but that is also what they gave the seller when they priced the house.  Sellers want more. Buyers want to pay less.  Especially, buyers don't want to pay more than necessary. 

 

If you have a buyers agent that isn't working for the seller that is much better - they may give you comps that are more appropriate and help you interpret them. If they also list homes though and have a similar listing there is always the possibility they will try to flip you to their own listing.

 

 

 

If your buyers agent works for a company that only represents buyers you will get a dedicated agent that would not - and could not - engage in the buyer-seller conflict game.
