The average home price has risen by 6.5 % over last year. The data from the Calaveras MLS statistics show that their was 6.5% increase in sales price from $251,067 in 2014 from $244,334 in 2013. Actul units sold decreased from 297 unit in 2013 to 270 units in 2014. Although there was a slight decrease in overall sales, the sale pace picked up a bit as days on market decrease 17%. The rate of appreciation slowed to a more modest 6.5% versus the 22% increase we experienced in 2013. Currently there are 87 homes for sale which translates in to a little less than a 4 month supply.
