So here we are on the third day of Feb, and you and the spouse talked of listing your home the end of last yr, but decided to wait for the, typically, the busiest time for real estate- the Spring Market!

Good strategic thinking, but some suggestions that might assist to "bloom" your home for the best return:

  • Organize your belongings as to have the "Ready to move in" look when the potential Buyer walks in.
  • I always suggest to my sellers to cosmetically improve their home, as usually it doesn' cost alot out of pocket and most can times can do a world of good
  • Research & Interview Realtors in the area and their levels of expertise
  • Sellers should also do their own due diligence as far as the market they r in, values, market time, etc.
  • This time of the yr, it helps if you have pics of outside in the warmer weather as winter doesnt paint the best pic of a home
  • Although I don't suggest often, a pre appraisal or pre inspection can sometimes be of value for particular homes
  • Always have your Realtor explain the costs of Selling so you have an idea of your bottom line net on an offer
  • Prepare a bullet list of improvements/upgrades that have been completed in the home
