It was with a heavy heart that I learned last year of the passing of Tom Magliozzi, one-half of Click and Clack, the Tappet Brothers, who provided thousands of laughs to me over the years with their show Car Talk that aired on Saturday mornings on hundreds of local NPR stations. Before his death, brothers Tom and Ray had already stopped producing new episodes of the side-splitting show that offered advice about love, car repair, education, and whatever other subjects they decided to opine about during their hour-long, call-in radio show. Fortunately, NPR stations continue to run a production of the best calls from past shows.
During these airings of their previously released shows, they referred to them as "Encore Productions." I am going to borrow this term from the wonderful brothers to reintroduce a listing that I have already presented to my fellow Rainers. I have a listing that I enterd into my local MLS last month (1600 Shawnee) that I also had listed last year from March until August, when my client decided to remove it from our MLS.
The house is a brick ranch that was built in 1963 with a partially finished basement that sports a total of 2,619 square feet. Upstairs, there are three bedrooms, two full bathrooms, a sunny living room with a huge window overlooking that large backyard, and a retro kitchen. In the basement, there is a total of 1,769 square feet, with about 870 square feet that are finished. There is another bedroom and a full bathroom in the daylight, walkout lower level.
This great opportunity also offers a screened porch on the side of the house from which you can look over the almost three-quarter of an acre (0.74) yard. Although there is a power line that runs over the backyard, for which Duke Energy has an easement to clear underneath, there is great potential for an organic garden in the yard. There is also a fenced area that was used as a garden by the previous owner, and will only take a little elbow grease to put it to good use again.
While this house does present great potenial, the list price reflects the fact that there are updates to undertake before the next owner moves in. The current assessed value is over $240,000, and the new list price is $40,000 below that. Please check out the photos in the MLS, and come to see this great rehab potential.
