Sara Bought a House -- Less Than $4,000 To Buy New Construction
Yesterday, my client Sarah closed on her long-awaited new home. And it's literally a new home . . . brand spanking new!
I began working with Sara in July last year. We went out touring several different times and during our preview of homes I got to know Sara.
Evaluating My Clients' Wants / Needs
During our outings, I listened to what Sara was telling me. She didn't like her hour+ commute (from Oregon City to Hillsboro) and needed to dial that down a bit. She liked smaller towns and what she wanted in a home was clear -- move-in ready.
My thinking cap was placed firmly and squarely on the old noggin' and I came up with the notion of new construction in the City of Estacada.

The City of Estacada is a lovely, small town. I can't wait to see what is going to happen in the next 20 years. I think the city will grow. It's located near a very large National Forest, with camping, hiking, riding trails, fishing, kayaking . . . great for the out-of-doors enthusiasts! Sara will take advantage of the kayaking and volunteered to teach me how!
Financing, The Right Agent and Jupiter Aligning with Mars
This particular new sub-division qualifies for the USDA rural loan program. I knew that! And when I spoke to Sara about her financing options, the ZERO DOWN of the USDA made the most sense.
All-in-all, Sara was able to get her closing costs financed into the purchase and on Tuesday she brought in her funds to close . . . which amounted to LESS than $4,000.
Sara's commute has been reduced by more than 50%. She no longer crosses town in rush-hour taking over an hour drive each way. She's clocked her new commute at under 27 minutes!!
The dog didn't convey, but he was there supervising the construction of Sara's new home!
