CNN Money recently published an article about the price of gas. Today the price jumped to $3.50 a gallon in our home town. Unfortunately the word on the news is we will be heading well above the $4.00 a gallon mark, and some states will be much higher then that.

With dwindling commissions and rising expenses today's agent has to streamline the way Real Estate business is conducted. The wasted trips for reshowing a home can now be streamlined through a simple process of a Walk through Check List. Because the buyer is opting to tour more and more homes in this market, the homes are all becoming more mind boggling for them. This is where the Professional can help eliminate unneeded return memory refresher trips. We've all done them and when the price of gas was "reasonable" not a big deal, but now on the other hand it's a cost that eats away at the bottom line.

I think it's still worth it right now to show properties because it will pay you back your gas mileage and then some once you close. We all have to work wit the buyers that will most likeley buy soon, prequalified, and realistic..

Mike, I agree, it will always be worth it because thats where the pay check comes from. I've heard more agents showing upwards of 50+ homes to a buyer, and thats a scary number for the pocket book. Thanks for stopping by.

Denise, thank you. Yes there is a fee which includes the rating system as well. One saved trip nearly covers the fee.

But we made the "copy right" logo lite enough if you want to give it a try to see how they work for you and your buyers before hand.

Duane, thanks for the downloads; great examples. I work from home 90% of the time but I have listings 30 minutes away. I definitely try to group my errands. I paid $3.21 a gallon today.

With so many homes to see, buyers need a method to keep them all straight in their head and walk through checklists are a great idea if they are willing to fill out the info.  With gas prices being so high this is great advice!!

Debbie, you are welcome. It's ridiculous what the price of gas is doing. Even more reason to work smarter. Just read where they figure gas will be at $4.00 within a couple of weeks. Guess they are trying to let us down slowly, argh.

Patricia, how I worked the Walk through Check List when I was selling, I would complete the check list for the buyer as they rated and toured the homes. Then provide them with the check list as a service to them, they loved it and it eliminated return trips for me. Win-Win. This way they could concentrate on the home. I did have a buyer who wanted to fill out the check list, his theory was it allowed him to see the details that he may have missed on just walking through.

Duane... Gas prices in my area jumped .10 each day for the past 2 days... crazy! These are great check lists, not only for Realtor/regular buyers, but for investors as well, looking at multiple properties. A nice organizational tool for investors to use in an effort to prioritize their interests as well!

Duane: Love, love, love your checklists!  I have been doing a much condensed version myself by giving my customers an MLS sheet with a form printed on the back for them to jot down notes on overall condition, curb appeal, price, etc.

Looking at your form, I see the wisdom of expanding my checklist.
