2400 Beverly Glen Blvd Vacant Land: Pending! I do not know about you, I am very superstitious, I do not put properties Pending until the Buyer Removes all his contingencies. Before that I just keep "accepting back up offers" in the MLS. Finally yesterday I was confident enought to put the Pending Sign on the Yard Sign.

Spoke to the buyer and once we close I can keep the SOLD Rider on it until he gets approvals to build. This is huge. To have my SOLD sign for a Year up is like Free Advertisement! Love it!

Endre Barath, Jr. How great to have a sold sign up for a year! I have one that just went into pending status today. The Seller and I are holding our breath until the appraisal is completed. My client did not want a sign in the yard. I will send out "Just Sold" cards.
