Here is the latest in my series on Homes selling tips. I recently went into a home for sale in Oakland County that had floor issues. Almost all of the flooring had to be replaced in a 3000 square foot home. They had laminate flooring that was not in good shape. The corners were starting to peel. They had old cracked and chipped 12 X 12 tiles that were rough and uneven. There were four different floorings in one part of the house.
This was going to be an issue for every buyer that walked into the home. It could be a $20,000 bill to have the flooring torn up and replaced. It was going to be a major job to get rid of the tile in the kitchen. So what do you do when you go to sell your Michigan home?
Do you spend the money to replace it or let it go as is? The key is the cost and how much work would have to be done. If you can just put carpet over it it would be smart to do so. I have seen homes for sale that sat on the market simply because it had bad carpeting. The seller could have spent a few thousand dollars and the home would have sold faster and for more money.
It does not matter if it is a Milford foreclosure or a lake house for sale on Walnut Lake in West Bloomfield. It is best to have decent to good flooring. My suggestion to any home seller in this situation is to get some estimates on the cost of replacement.
As for the home that I saw in Oakland County the there is just too much work. It would cost a small fortune to replace all of the flooring. So they are just going to have to realize that they are going to take a lower sales price because of the condition. I just hope the listing agent had that conversation with them.
