I'm Not Showing That Many Houses to Buyers

 

Just to be clear, I did not say that.  

I was cooking dinner when my cellphone rang. It was a listing agent, calling to find out if my clients liked the house we toured over the weekend. I didn't recognize the street address, we had toured ten homes that day, so I asked her to describe the house. 

After hearing about the big yard, eat-in kitchen with green counters-I remembered the house. I told her my clients were not interested and wished her luck selling the home.  She asked me how many houses we toured, and I told her ten.

She seemed surprised and said, "I never show that many houses to my buyers!" 

She added, "showing too many houses to buyers just confuses them".  

 Have you ever heard a buyer say, "Please don't show me too many houses!"

Or put it this way, if you are buying a home-don't you want to see every house that could be a possibility? How many homes you tour should be the buyer's decision. 

 

  Home buyers need to prepare for house tours. Take notes on what they like about each home. At the end of the house tour, go over the list and ask, 

"Did we tour a house that feels like "the one"?" 

 Listening to clients, taking notes and discussing needs and wants is vital to the home buying process.

As Exclusive Buyer Agents, we see hundreds of single family homes, condo's and co-op's. We want our Buyers to see every home on their personal list.

 After all, buying a home is most likely the biggest purchase made in a lifetime.

In this particular case, our clients will spend three quarters of a million dollars on their home.

Home Buyer's deserve to see every home they "might" consider buying 

Home buying is a process. Buyer's typically cast a wide net and then narrow down the house styles and neighborhoods as they understand what they want in a home.

Our job is to offer as much information as possible so Buyers can make an informed decision.

Great post Victoria. I feel like it's our job to help the buyers see at least enough homes that they have a good feel for what's available so they're able to understand the value of different homes. Particularly any home they might be interested in pursuing.
