The median list price this week in the Columbia City neighborhood  is $372,000 is down from last week’s $389,975. Inventory and days-on-market are both trending higher recently.  However, the improving Market Action Index (see MAI chart below) implies some increased demand will temper the negative trends.
 
Percent of properties with price decreases: 41% up  from last week’s 36%.
Average days-on-market: 80 days down from last week’s 95 days.
 

Supply and Demand

 
In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory.  However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI.  If the market heats up, prices are likely to resume an upward climb.
