Got Pets? 3 Tips on Selling Your Home When You Have Pets

As a dog lover, I know the challenges a seller faces when listing their home. Pets are intuitive, and they know when something is changing. It can cause as much stress on your pet as it can on you. At the same time, as a seller you want to market your property to the masses and have it looking in “show room” condition! Here are some listing tips to keep in mind for the dog and cat owner:

VACATE! If, when possible, have the property free of pets (and humans!) for all showings. Buyers want to feel relaxed when touring a property, and remnants that people and animals occupied (or still occupy) the property can be a major turn off. If that is not feasible, your animal should be crated an

INSTRUCT! Have your agent (or yourself) properly instruct agents and buyers touring the property that pets are on the premises (and where they are located). Please do not let your pet loose as it may frighten the buyers/agents as well as it could put your pet in a bad situation where they could get injured or escape the house. Advise the type of pet and the typical behavior of the pet. For example, if the pet is crated but is a barker, advising in advance will prepare buyers for what could be an unpleasant experience. When a buyer knows prior to entering the house, they have already mentally prepared for the encounter and can focus on the property. If they are startled upon entry, it could leave them with more focus on the pet instead of the house the are touring.d contained in a comfortable yet isolated area of the house. Try leaving soothing music on (also works well for creating an atmosphere) and cover the crate with a nice throw to maintain privacy.

CLEAN! If you are a pet owner, I am sure you already know that you likely clean more than when you did not have pets. Organize your pet's toys and bowls and store them away during showings. Ask guests to honestly state if the house smells of pets. If it does, work to eliminate the smell. DO NOT just cover up pet smells with fragrances as that can be equally unpleasant. The idea is to de-identify the pet from the property as best as you can. Vacuum, shampoo carpets and upholstery, bathe the animal, use Febreze on sofas and chairs and wash any pillow and sofa covers. And PLEASE clean up pet waste and properly dispose of it!
