Lake Sinclair sellers- this is where Lane Realty advertises your home and why!
For a number of years now when people call or walk in door I ask them:
"What in your search for a home lead you to Lane Realty?"
And... I've documented the answers I've receieved. I know what percent where driving down 441 toward Lake Sinclair and saw the bill board on the highway and turned left at the light and then into my driveway, I know what percent found me on Google, what percent found me via my blog, what percent found us from a yard sign (or as the case is sometimes a "dock" sign), and what percent found us from word of mouth through a friend or relative.
Why do I care? Well it makes sense to keep up with these numbers to know where my advertising budget is best spent.
Today I had a potential seller question my use of a print medium that has a long history with this area.
I no longer run an ad in any of the monthly real estate magazines. I run a full page in an annual boating magazine (boats and lake houses go hand in hand) and an annual outdoor life magazine. I also run in a quarterly called Lake Life that has some great local information about the area and Lake Sinclair.
WHY?
Because I also keep up with the percent of my buyer leads that call me because they pick up that book and flip through and see a home and call me to make an appointment to see it or even ask about it. And for the past 4 years the percent that called from it has been less 5% AND the percent of actual buyers have it has brought me has been 0%.
I have nothing "negative" to say about print or radio media. Frankly I worked for a newspaper for 7 years and sold radio ads for a couple of years before I started in real estate. And like I said, I do still run a little print for branding, which I know is important.
But if you list your house with Lane Realty, you might not see it in print every month. But if you Google your address, Google Eatonton Homes for Sale or Google Lake Sinclair you will find your house and since over 90% of people who buy homes start their search on the Internet, isn't that where you want your house to be in front of buyers?
The real estate companies that have gone out of business in my market with the "housing crisis" have been the ones that only relied on print media to bring them buyers. So when I think of "how's that working for you?", print media is NOT working for me, so I choose to put my money in what is working.
