This article and the pictures that illustrate it constitute the best explanation I've ever seen for staging.

So many people seem to think staging is interior decorating - or that it's done to hide some flaw in the home. I appreciate how these examples show how staging draws the eye to the design elements of the house and sets a mood.

I'd never really given it any thought before - but yes! Some furniture simply fights with the architecture and creates a dissonance. 

I think every agent who has a client doubting the value of staging should give them a copy of this post.

There is a lingering question when home staging is considered as to whether it is better to use the seller's furniture, sell the property vacant, or to sell it fully (or partially) staged. While our Jacksonville based home staging company tries to use the seller's furniture when possible, sometimes it doesn't present the best option for getting the highest price. When the seller's furniture competes with the architecture of the home, or works against the likely demographic, it is often better to rent furniture. The end goal is to present the home in the best possible light.

Let's look at the home we staged in Atlantic Beach this week. It is a William Morgan (Architect) home, built in 2002. The architecture is clearly modern, with lots of windows, and an open floor plan.

Does the photo of the living room below, look like it's in an architecturally significant property near the beach? While this may be cozy and completely appropriate for the current homeowners, it may not lead to the highest and best sale.

The photo below is in fact the same room, although not from the same angle. As you can see, the room has been painted a warmer, richer color, making it feel less stark. The furniture is more modern, but still comfortable. Just as importantly, the room now shows seating for many, making it a great entertaining space. Rather than looking at the furniture, the eye is now drawn to the architecture itself, which was the point of this particular home's style. 

 

 

Let's take a look outside. Northeast Florida is known for outdoor spaces and this home has a wonderful, although smaller sized porch for entertaining. This was the MLS photo prior to our professional staging services.  The seller's had actually already moved out, so we were not asking them to remove their furniture, but it's important to see how different seating styles can open up a room and highlight the best features of the home. It's not enough, when staging your home for maximum value, to simply bring in furniture to a space.

The home should be the star player when selling, not the furniture. Furniture, art, and accessories, should only be used to highlight what is actually being bought and sold. In this case, the stunning lines and architecture of an Atlantic Beach house with historically architectural significance. 

 

 

Because I knew I would need to appeal to a large demographic of buyers and didn't want the house to feel too modern, I tried to play the balance of modern and organic.  I wanted to ensure that the simplicity and clean lines of the home were kept in our staging. Color was used very modestly, which was unlike the point of view of the current homeowners.

Because I wanted to have some organic elements my original thought had been adding a dark wooden table. In the end though, i decided to go with a glass table and linen covered chairs.

I feel that our home staging team met the needs of this great architectural home, pushing buyers to look at the home itself rather than the furniture, art, or accessories in them.  We created a comfortable place where buyers will remember the overall feel of the property when they discuss it later.

Staged at least to some extent is good...but I have had people not be able to picture their stuff with other furniture in the home.  CAn't please them all.

Some of the best descriptions that I've read about the reason for staging..  My opinion doesn't count for much but I really thought the staged furniture placement in the living room made the room seem smaller.. it looks like it closes off the stairs and closes in the room.

William Feela When I was an agent I always preferred a vacant  house - but then, no one here did staging. Vacant always looked better than a house filled with the homeowner's clutter.

Judi K Barrett It would be easier to visualize the difference if both photos had been taken from the same angle. All the same, I think the change in wall color made a huge difference.

James Dray It is amazing what a good stager can do. A few months ago I was hired to write a brochure description for a very expensive ocean-front home. When they sent me the first photos I was really discouraged - HOW was I going to write something enticing about a house that essentially looked like an empty warehouse? Then they had it staged and sent me the new photos - and I could see it as an inviting home.

Jon Zolsky, Daytona Beach, FL Yes it did. The changes were good for the house and appealing - if you like the more modern, streamlined look. The "old" furniture looked more comfortable to me. But then, I've always wanted to live in a log home... Sleek and stark just aren't my style.

Marte - there is one thing that isn't kosher in these photos. If you do Before and After photos, you usually shoot them from the same angle. than you really see the difference. Here they are taken from different angles. Also, it is not as "sleek and stark" as it seems. For example, look at this first pair of photos of the same room. the way it is shot you do not see any of the room, that you see in the second picture. These are two different parts of the room, so it is not really Before and After, but rather Here and There.

But we understand what they did. Yet still, look at the After picture. Look at this long room with clean lines of wall cabinets, coffee tables, sofas. Well, the line is not that long as you may think it is. Check this grey/brownish shorter vase on the left side. In reality it is most probably round. Everything is artificially too long. The sofa, the TV, Coffee tables, Wall cabinets.

It is taken with good wide angle lenses, and they distort the picture. I assume that there is a way to compensate for it in Photoshop, but they left it unadjusted. Still looks very cool, but, if I can say it, "cooler" than in reality. Not that it is bad, probably the room looks more "homy" than even the picture.
