The Metro Detroit real estate market is heating up already this spring. I have been out with home buyers and this is what I am seeing.
Over the weekend I was looking at homes for sale in Royal Oak in the $175,000 - $225,000 price range. We stopped in one move in ready bungalow and there was a line to get in. It already had multiple offers on the home. Then we stopped at another ranch home in Royal Oak. My clients ended putting in a bid in on that home, there was also multiple offers on that home.
I also was taking another client out in the Clarkston area. We put in a bid in a ranch home but lost it to another bidder. So we are out looking again.
I had a lovely move in ready Novi home for sale that was listed under $200,000. We received 9 offers on the home. It was priced right at the recent solds in the area. So what this is telling me about the Metro Detroit real estate market is that home buyers are looking for move in ready homes.. What do I mean by move in ready home? I mean that the home is freshly painted. The flooring and carpeting is in good to excellent shape. Having the kitchen and bathrooms updated is a plus especially if the kichen countertops are granite. Todays home buyers love granite. The home should show like a model home. Yes, not all homes are going to be like that but after this weekend it does not matter what area you are in the Metro Detroit buyers love move in ready homes. That will get you top dollar for your home and help get it sold quicker. AFter all that is what you want, right?
I also had a cute little ranch home in Westland that was move in ready. It had a nice large kitchen with granite counter tops. Even though it only had a one car garage, it did have a finished basement. So it worked out for the sellers. It was cute and they got an over asking price too. Sold in two days and the other home in Novi that was for sale sold in two days. I had walked through both of these homes before listing and coached the sellers on what to do to get their Metro Detroit home sold quickly. They were goood listeners and followed my direction and it helped get their home sold quicker and for more money.
