It's in the eyes of the buyer - isn't it?

I helped a young couple with a newborn get into contract on a house that was clearly a flip, and still needed more work. The seller was willing to do a new roof prior to closing, we had inspections set - it seemed as though it was a go.

 

And, then this came up: 

  

I didn't see any evidence of a cemetery, and neither did the buyers when we were at the property, FYI. 

Now, I've had prior buyers actually PREFER to be on cemetery location: let's face it, it will be quiet at night, and no loud parties, right?

And, the listing agent pointed out that it would never be built on and adds to the property versus being a negative.

It's up to the buyers, however, not what I think.

Hi Carol Zingone , I don't have a problem with a cemetery next door, but from experience, many people absolutely will not buy a home next to one.

Carol Zingone ...Our backyard is about an acre and at the end in the woods is a cemetery ....It didn't bother us ...

Hi Carol - We've sold a couple of homes over the years that bordered cemeteries, and failed to interest buyers in several others. It's always a personal call. I kind of like the looks of that one - it's old and quiet, and probably doesn't have a lot of visitors.

I don't think being near a cemetery, particularly one that wasn't active, would bother me.

Wow, that's something else!!!  I just know I would always have crazy dreams living there!!  My friends live across the street from a mortuary and I had to laugh this summer when I saw the mortuary owners planting a garden on premise... Too many B-rate movies...  :)

The cemetery may not bother your buyers but they should consider the impact on any re-sale.

An adjacent cemetery brings different reactions from people. Some people, often the creative, artists, writers, etc., find the space very calming and peaceful.

Others will not consider a property if they have to pass a cemetary to get to the home.

Wow!  I have had 3 listings in the last year where people were actually Dying to do business with me.  All 3 were the estates of deceased owners.  However, I have never even thought this would come up.

I think I would prefer NOT to live next to a cemetery. This one looks really old. I wonder what the history is.

Carol, it wouldn't bother me.  Like you said, quiet "neighbors" and they'll get fresh flowers occasionally.  A privacy fence would hide the view.
