Another Bristow, VA Short Sale SOLD!
In November 2014, I was approached to negotiate a Short Sale for a fellow Long & Foster agent. Being unfamiliar with the process, he thought it best to bring in someone with expertise, so he asked me. I went along on the listing appointment and gave the same advice I give all my own Short Sale sellers. Price the home based on comparable sales and condition, NOT on the fact it's a Short Sale.
The list price was determined to be $385,000. This former model home hit the market at that price on November 6th. It took a month before a buyer stepped up. Their offer was submitted on December 7th, and ratified by all parties on December 15th. The contract package was submitted to the one and only lien holder, Ocwen, for approval on December 22nd.
Amazingly, we had Short Sale Approval on January 6th. The majority of the time between contract and closing was taken up by the buying side getting their loan in order, having their inspection and so forth.
On February 17, 2015, this Bristow Short Sale sold for $375,000.
