Blue sky for the Roosevelt-Ravenna-Maple Leaf real estate market

The median list price in Seattle’s Roosevelt-Ravenna Maple Leaf neighborhoods is $675,000 is up from last week’s $599,500.  Demand measured by the Market Action Index (see MAI chart below) is increasing and days-on-market is trending downward.  Even as more properties come available, these are positive trends  for the market.

 

Supply and Demand

The market remains in a relative stasis tin terms of sales to inventory.  Prices have not been moving higher for several weeks.  However, inventory is sufficiently low to keep us in the Seller’s Market zone sow watch changes in the MAI.  If the market heats up persistently. prices are likely to resume an upward climb.                                                                               

 

Prices

We continue to see prices in the Roosevelt-Ravenna-Maple Leaf bounce around these current levels.  Look for a persistent change in the Market Action Index before we see prices deviate significantly from here.

Roosevelt is a neighborhood in north Seattle, Washington. Its main thoroughfare, originally 10th Avenue, was renamed Roosevelt Way upon Theodore Roosevelt’s death in 1919. The neighborhood received his name as the result of a Community Club contest held eight years later, in 1927.
