Warning! Huge dog running amok!

Zero notice in the Showing Instructions...No mention from the agent when setting up the appointment...Lack of effective communication! Is it necessary to remind listing agents that dogs loose inside a home may pose a danger?

We pulled up in front of the home to view. I rang the bell two times, got the key out of the electronic box, opened the door, stepped inside and yelled real estate. Glad that I didn't have to run too far to make it out the door.

As soon as I saw the huge Boxer making a beeline straight toward me, I let out a squeak, stepped back several steps and quickly closed and locked the door. My knees went weak and I seriously got dizzy from the shock of it all!

SELLERS: Take the dogs for a walk, a ride or ensure pets are crated. Also, cats should not have free reign either as they may escape through the door or will become defensive and defend their territory.

AGENTS: Please announce in the Private Remarks about any animals that are on the premises. Ask the sellers to help avoid an unsafe situation for all involved or it may be trouble ahead for them.

I called the agent later in the day and discussed the seriousness of the situation. I refuse to put my client's safety or my own at risk because of someone's lack of cooperation, poor communication or lax safety standards.

Hard to believe that sellers would leave a dog loose in a house that is being shown and that agents would not advise them never to do so...  Happy to hear you were not harmed...

That's just plain stupidity.....what the hell were the sellers thinking?  And the agent?  Oh, never mind.....they weren't!

Good morning Wanda Kubat-Nerdin -

Sounds like that experience really got your heart racing.  I have even put a card  on the front door or in the lockbox with the keys when there have been dogs present or a cat that might escape.   Always put pet info in the MLS for Agents to see. The best scenario is for the pet to stay with grandparents or as you stated go for a walk during showings.

When I was an Agent and showing I made it a habit to ask if any critters resided in the house.  I never really recovered from a run in with a ferret.

Fortunately, our showing instructions ask if there are pets on the property, so it prompts agents to fill in the form. However, while I log dogs, I am still very hesitant ti enter a home with no one home but a dog or two, as you never know how even the friedliest dogs might respond to strangers coming in. And it's liability I don't want to expose my clients to (buyer or seller).

Sounds like a mis-communication to me.  I walked into a home with 3 doberman's all smiling at me.

No excuses for this one.  Idiots! The dog shouldn't even be on the property, nevermind loose to terrorize!
