Home Sold in Buford GeorgiaEllen and I just listed and sold a Buford Georgia home for an Internet / ActiveRain.com listing referral in Buford Georgia in this current market and sold the home in 12 days!  It closed last Tuesday! Our sellers were relocating out of Georgia and needed a sale in under 30 days in the current market!  We sold them in 12 days!   Buford Georgia homes are still selling if you have an experienced agent guiding the sellers through the process.  No it is not a great time to sell a home, but if you need to sell you will need an agent that knows how to get the sale done!

"Thank you for all your help and staying up on the whole process for us, and watching out for our interests. We appreciated your professionalism and tenacity in selling our house. We would definitely recommend you to anyone seeking to buy or sell house."

Jim, congratulations on your awesome success.  I've been reading what you've written for a while and I'm glad a seller was fortunate enough to get paired up with you.  I hope more sellers in GA see the light!

Good for you , Jim.  Aside from you being an awesome Reator(r)... What do you attribute the quick sale to?  Price?  Marketing?

Yes, I too am curious about what you feel [pricing?] encouraged the quick sale.

Congrats on the quick sell.  The sellers were lucky to get hooked up with you.  I'm guessing they found you online or did they come through referral? It would be interesting to hear the rest of the story.

Jim , great results!

What commission do you charge on the buy and sell side and if the house is like new, what % of ARV do you list the house at (if I want a sale within 4 months using your services)?  What % of your listings are you selling within the listing period?

I have found  to move my houses in Clayton County I  have to offer 10% commission to the agent with the buyer, list the houses at 95% of ARV, like new condition and pay many buyer closing incentives. Can you get this MLS # 02263809 listing sold for me? Counties on the North Side of town where the affluent live are seem easier to sell... do you have the same experience?

Phil  I really do not discuss commission percentages with other brokers because it really violates Federal Anti-Trust Law.  However, what I can say is what we shared was not as high as yours.  The logic is that if agents are also selling less, and it is really unethical in my opinion to accept a buyer agent bonus, then increased compensation is the only other alternative.  Agents do notice it, and whether they realize it or not become an advocate for the seller!

Roland Woodworth "Ft. Campbell Area Realtor"  I decided not to go after anymore in the area.  It was to far away, over 30 miles one way from our base....and sales there were extremely soft!

Good job! You need to do an interview with your news station. Or better yet, have your sellers do an interview!
