Dedham Housing Report Feb 14, 2015. Greater Boston Association of Realtors and MLSPIN provide us these statistics for Dedham MA the last 30 days. The first Sold Group of 11 houses includes all sales in Dedham while all the other categories only include the Luxury listings of $881,000 or more.

Single Family Sold Listings: 11 Avg. Liv.Area SqFt: 2,611.82 Avg. List$: $591,400 Avg. List$/SqFt: $251 Avg. DOM: 280.00 Avg. DTO: 75.00 Avg. Sale$: $558,727 Avg. Sale$/SqFt: $242

Homes in Dedham within the last 30 days got 94% List to Sale price. When we look at this same figure in the luxury realm we see a 91% List to Sale price. Statistics in the luxury realm need to be looked at from a longer than 30 day period of time to see any specific patterns.
