Pasadena CA Affordable Condos at Los Robles Plaza For Sale 02.22.15
This is a recap of market activity at the Los Robles Plaza condominium complex. Statistical information is from our local multiple listing service (mls) as of February 21, 2015 and may not include all transactions.
Los Robles Plaza was originally built in the 1970s as apartments and later converted to condominiums. There are 130 single level floor plans ranging from studios to two bedrooms. Approximate square footages range from just under 450 to nearly 1050 square feet. Units include a patio or balcony area. Many of the top floor units have dramatic ceilings, clerestory windows and skylights.
There are two addresses for Los Robles Plaza: 355 South Los Robles Avenue and 360 Euclid Avenue.
The complex features two common area lobby entrances, elevators, a fitness center, community laundry, meeting room and subterranean parking.
There is a pool, spa. lounge area and reflecting streams in the central courtyard.
The location is highly walkable with with a www.walkscore.com of 82. It’s an easy stroll to Paseo Colorado(shown in photo above), Civic Center, Playhouse District, South Lake Avenue and Old Pasadena.
From casual to fine dining, retailers at all ends of the spectrum, some of the finest and most interesting museums, entertainment and the world of exciting education venues make this a most vibrant city.
Affordability is a relative term but by Pasadena standards, Los Robles Plaza is affordable. Reflecting, the extreme sellers’ market that exists in much of the city, there is just one unit on the market for sale. It is a top floor two bedroom/two bath floor plan with approximately 1040 square feet listed for $410,000. A one bedroom unit is in escrow. So far in 2015, there has been one mls-reported closed transaction. It was a two bedroom/one bath unit with approximately 866 square feet that sold for $315,000 in January.
For full year 2014, there were just four mls-reported closed transactions. Three were one bedrooms and the fourth was a studio/junior one bedroom. They ranged in sales prices from $268,000 to $315,000 with an average sales price of $296.250(median sales price $301,000). They sold at 96.58% of last list price and for $431.14 per square foot on average.
2013 reflected seven sales ranging from $280,000 to $450,000 with an average sales price of $343,714(median $320,000). They sold at 99.71% of last list price and for $401.02 per square foot on average.
