Olney Area Supply and Demand Chart March 2008

Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for March 2008.  The Red lines are the active homes, blue under contract, and green are sold.  The absorbtion rate is determined by the number of homes on the market and the number of homes selling that month.

Absorbtion Rates: 

March 2008  7.5% absorbtion rate

March 2007  17% absorbtion rate

March 2006  28% absorbtion rate

Holy Moly!  You have such a small percentage of your listings sell in your area!  To what do you think that can be attributed?  In Salt Lake our absorbtion rate is usually close to 50%.

The surge in inventory makes the numbers smaller in 2 ways.  First, even if the # of solds stayed constant the percentage goes down.  We went from about 1200 homes on the market in 2004 to 6000 in 2007 (in Montgomery County).  Second, the number of homes on the market takes all of the urgency out of the market place, therefore lowering the number of sold homes each month.
