The Better the Real Estate Photos, the Better the Offer!

You may already know that 92% of home buyers use the Internet for their home search. Excellent real estate photos are needed to draw buyer attention, and to convey a positive opinion of value.

What's more, studies by Redfin have shown that using professional real estate photos can attract higher offers for properties priced at $200,000 and above.

However, not all real estate agents are in a position to supply professional photography services. Professional photography takes money, time, appointment coordination and sometimes post-production editing. It's an investment that is certainly worth consideration. But if the constraints of time and money are holding you back, there are other solutions!

If you know the basics of photo composition, investing in a DSLR camera can help you attain professional photo results. In a nutshell, DSLR cameras have larger image sensors, changeable lenses, and sophisticated settings that enable superior capture. DSLR cameras produce images with more depth, clarity and sharpness than a standard point-and-shoot camera.

For some agents, the downside of a DSLR camera is the complexity of the very settings that give you superior capture results. DSLR cameras are also heavier, and more cumbersome to carry around. They are more expensive than point-and-shoot cameras, and require more TLC.

There's also the question of megapixels. Are more megapixles always better? Actually, no. A good DSLR camera with 16 MP produces ample resolution for the human eye, and should satisfy most print requirements. Keep in mind that photos uploaded to your MLS or other listing site may be subject to compression, cropping, and other adjustments.

If you are proficient with your point and shoot camera, but you'd love to have better quality images, there's another option: photo editing and enhancement.

Many point-and-shoot cameras produce photos that look dark, as if a screen is layered over them, dulling the sharpness and color. (see the example here at the lower right.)

By enhancing brightness and increasing color saturation, you can bring vibrancy and life to your images.

While that have been exceptions, you're all in all basically right in that the better the photos, the better the chances for something wonderful!
