Parker Homes for Sale  - Market Update January 2015

 The Town of Parker is Southeast of Denver approximately 30 miles with a population just over 47,000 (2012).    The City of  Parker is a quaint town that is commonly called a bedroom community.    It has the small town feel, yet has lots to offer.   You will find many locally owned businesses and restaurants.    

Buyers looking for Homes for Sale in Parker will find sales in January 2015 dipped over  sales in the December.    Last year looking at detached family home sales only, there were 106 sold in January 2014, sales are down slightly from one year ago.  Listing inventory has decreased over December (209).   Let's look at the sale data from the month of January 2015 for sales of detached single family homes that were recorded for the Town of Parker -

Entering into the Winter buying season, we are seeing a normal seasonal slowdown as the weather is snowy & cold and Sellers think it is not a good time of year to sell.  HOWEVER, those homes priced well and show well are seeing multiple offers!    We still need listings!   The distressed market (short sales & bank owned property) is very minimal.  A total of two short sales were sold in November and three bank owned properties. 

What buyers need to know in this current market, there is still a low inventory of homes to choose from, and often you will see multiple offers in the first couple of days.

 As of today you will find 217 active homes for sale in Parker (ranging from $265,000 to $18,370,000).    There are 231 currently under contract (ranging from $210,000 to $1,900,000).
