Good morning and welcome to Beverly Hills Real Estate blog.  Wednesday already!  Going to be windy in the outlying areas but we are told there will be a noticeable warming trend.  It's about time! 66 degrees predicted for downtown and warming as we move into the weekend.

In the news:

Because the U.S Real Estate market is currently down- - 20% by some estimates and the strength of the dollar is off by as much 40% many real estate agents are getting inquiries via the internet from foreign buyers.  We've received such inquiries, however; none have yet translated to a serious lead.  We're covering all the bases though.  In fact http://www.patandmelody.com/ even offers a translation service on the site.

We have found that many inquiries into our listed properties come from people living here who are foreign nationals.  It seems they know a deal when it presents itself.  Many times, they are the first to make an offer which are usually "low ball."

In this tight market, we tell our sellers all offers are golden.  We carefully review them before responding to them.  It makes for more work for the seller, buyer and agents involved but that is the nature of the business currently.  Everyone is working harder to make a deal.

Placement of your web site is very important when you're trying to snag buyers. In the Yahoo search engine type in Beverly Hills real estate blog - our site comes up number one. We're also ranked high on Google and MSN.

Finally:  Remember with the "Mortgage Crisis" issue still hot in the news, many lenders are ordering up "review appraisals." This action can slow down your time frames on contracts. Be sure to advise your buyer and seller of this latest "bump in the road," so they are prepared to deal with this unexpected delay.
